Commercial Roof Maintenance Checklist

Updated November 6, 2026

How Often Should a Commercial Roof Be Inspected?

Inspect a commercial roof at least twice a year, usually in spring and fall, and after major storms. Check the membrane, seams, flashing, penetrations, drains and scuppers, and clear debris. Keep a log with photos, because many roof warranties require documented maintenance. Use a contractor the manufacturer accepts for repairs, so the warranty stays valid.

Most leaks start at details rather than in the open field of the roof: flashing, penetrations and drains.

The Checklist

  1. Remove debris; clear drains, scuppers and gutters.
  2. Look for ponding water hours after rain.
  3. Check seams for lifting or separation.
  4. Look for punctures, blisters, cracks and shrinkage.
  5. Check flashing at walls, curbs and pipes.
  6. Check rooftop unit panels and condensate lines.
  7. Inside, look for ceiling stains and damp insulation.
  8. Take dated photos, and log what you found.

Roof Access Safety

Roof edges and skylights are fall hazards. Send only trained people, and use the fall protection OSHA requires for the work. Many owners simply have a roofing contractor do the inspection.
