How We Get Our Data
Where Do the maintenance.broker Listings Come from?
Every listing comes from OpenStreetMap, the open map built by volunteers and businesses. We download U.S. places tagged as HVAC, plumbing, electrical, roofing, locksmith or pest control businesses, plus companies whose names clearly describe facility maintenance or a building trade. The current copy, 9,641 listings, was downloaded on November 6, 2026.
Sources
- Businesses: OpenStreetMap (© OpenStreetMap contributors, Open Database License), queried through the QLever OpenStreetMap endpoint.
- City names: the address on the map or, if missing, the nearest place in the U.S. Census Bureau 2024 Gazetteer.
- Schedules and budget figures in guides and tools are summaries of named standards, or labeled rules of thumb, with their source shown under each answer.
Categories
Each business gets one or more categories from its map tags and its name:
- Facility Maintenance (89): Full-service building maintenance companies that handle day-to-day repairs, preventive tasks and subcontracted trades under one contract.
- HVAC (3,143): Heating, ventilation, air conditioning and refrigeration installers and service companies, including rooftop units and service agreements.
- Plumbing (2,310): Plumbers for leaks, drains, water heaters, grease traps and backflow preventer testing.
- Electrical (1,468): Electricians for panels, lighting, generators, emergency lights and repairs.
- Roofing (1,753): Roofers for inspections, leak repair, flat and low-slope commercial roofs, and replacement.
- Fire Protection (85): Fire sprinkler, fire alarm and extinguisher inspection, testing and repair companies.
- Elevators (44): Elevator and escalator maintenance, inspection, repair and modernization companies.
- Pest Control (351): Pest and termite control for offices, retail, food businesses and apartments.
- Locks & Doors (1,136): Locksmiths, master key systems, access control, and overhead, garage and automatic door service.
- Handyman (58): General repair services for small jobs: patching, fixtures, shelving, doors and punch lists.
- Parking Lots (28): Asphalt repair, sealcoating, crack sealing and line striping for commercial lots.
A business may offer more than we show. The map does not say whether a company takes commercial work, so ask.
What We Filter Out
Hardware and supply stores, utilities, schools, auto shops, grain elevators and businesses whose names only look related are removed. Generic entries with no real business name are removed too.
What We Show and What We Do Not
- We show the name, address, phone, website and opening hours exactly as mapped, with a link to the source.
- We never show invented ratings, reviews, prices or "verified" badges. We do not check licenses or insurance.
- Nobody can pay to be listed, ranked or highlighted.
Updates and Corrections
We refresh the data about every three months. Last download: November 6, 2026. To fix a listing, edit it on OpenStreetMap or tell us; changes appear after the next refresh.
